What is a Regime

A regime is a distinct small group of homes or villas, usually with a distinct architectural theme, that has a common property area. The common property area includes walkways, landscaped areas, pools, pool decks and bathroom facilities. Owners in a regime are assessed a separate fee for the maintenance, care and insurance needs of the common area. There are covenants and restrictions regarding the use of the common area and on any alterations to the individual residences.

In most cases, regimes are governed by a Board of Directors made up of persons owning property within the regime. They are elected by the homeowners to serve in that capacity. In most cases, the Board hires a manager to handle the day to day finances of the regime, obtain and maintain required insurance and oversee the maintenance of the common areas.

Bob Montague – has operated his own companies for over 30 years. He is a full-time resident of Seabrook Island and has served on an owner’s association board. He knows the strengths and weaknesses of boards and property managers. He brings a business-like approach to the property management business.

Leslie Montague –  Leslie brings over 10 years of property management experience to Reliable. She began her career managing residential apartments in Texas continuing that role in Virginia following her husband Jeff's US Naval career. In the past 6 years she has specialized in the management of regimes on Seabrook Island. Leslie manages the day to day operations of 14 regimes which include maintaining accounts receivable and payable. She also contracts and inspects associated sub-contrator services. 

Matt Fogle - Matt recently joined Reliable having spent a number of years managing a local marina. He is originally from Virginia. He lives in West Ashley with his wife, Alicia.
